Impervia used for kitchens in Berkeley Homes Silk Park project

Due to budget and reduction in costs requirements, Impervia was tested on the mock-up units for a large development in northwest London. The herringbone and plank are at least 50% less than normal engineered wood flooring. The 30-year residential warranty and a fixing cost of less than £15 per m2 for planks mean that large development projects can come under budget and with a kitchen floor that can be easily moved or replaced. For Impervia Luxury Flooring you only need a flat subfloor and the simple push fit system using the latest Valinge 5Gi system means any board can be refitted. Even the herringbone can be fitted, taken up and fitted again. We have a great selection of colours in a textured finish that has a ceramic finish and is extremely durable.

We’ve worked with Berkeley Homes on dozens of projects over the years; in 2021, they approached us about our Impervia flooring as a way to level-up the design aesthetics and user experience yet also provide a cost reduction on their ongoing project. After several design discussions they asked us to send some of our herringbone boards to TQ Interiors so that they could build several mock up stands to test the product for the large development in Northwest London spanning across 1,120 homes.

With a saving of at least 35% compared to engineered wood, our Impervia range consists of water-proof, commercial grade flooring and is an immediate go-to to reduce supply costs and also installation costs. Another advantage of using the Impervia range in projects would be the fact that it is very cheap to repair and comes with a 30-year residential warranty as a standard. Along with a fixing cost of approximately £15 per m2, this means that large projects can ensure brilliant, low hassle maintenance within a realistic budget.

In our Impervia range, we utilise the latest technology and our company’s expertise to create a flooring product that provides the same characterised feel and appearance of a real engineered wood flooring product. It has since been installed in our main showroom and constantly appears at the forefront in conversation, with many people coming in for wood flooring, standing on our Impervia product and exclaiming “this is the wood floor I want”. They are always taken aback when learning that it has no timber components and instead being constructed of a build-up of magnesium oxide and reinforced fibreglass finished with a ceramic lacquer and a great textured finish.

Impervia is designed for heavy commercial use and our main goal was to ensure that it outperforms requirements in any setting. A firm favourite of many housing developers, hotels, restaurants and luxury car showrooms, Impervia is an ideal choice as it is designed to be utilised in high-traffic areas.  The build-up of materials used in the manufacturing process can ensure that each product is both durable and elegant and would not look out of place in any environment. 

These boards are very easy to lift and move due to the Impervia range adopting the latest click lock technology of a 5Gi system that would require a flat subfloor and so that the boards could be put straight down and simply fit and lock in at a 45-degree angle. Impervia is available in a range of colours, in both the plank and herringbone options. Impervia also offer a luxury tile range, perfect for both kitchens and bathrooms to create a subtle and clean tiled look that is also just as easy to lift and move as the regular flooring range.

Since completing these mock-ups in 2021, the project is now underway with Impervia being a main flooring choice; it has since also been adopted into other projects within the Berkeley Homes family with more to come!
